Three Types of Roof Inspection

We offer three distinct inspection types depending on your situation. All three are free and include a written report with photos.

Home Buyers

Pre-Purchase Inspection

Know what you're buying before you close. Buying a home with hidden roof damage can mean thousands in unexpected repairs in the first year of ownership.

  • Full condition report with photos
  • Estimated remaining lifespan
  • Repair cost estimates for any issues found
  • Written report you can share with your realtor or attorney

Annual Maintenance Inspection

Catch small problems before they become expensive. Texas heat, UV exposure, and storm season put roofs under constant stress. An annual check keeps you ahead of problems.

  • Comprehensive condition review
  • Flashing and sealant check
  • Gutter and drainage assessment
  • Prioritised repair list if needed
Storm Damage

Insurance / Storm Inspection

Full photo documentation for insurance claims. We write adjuster-ready reports that document every area of damage clearly and completely.

  • Timestamped photos of all damage
  • Severity ratings per area
  • Written report in insurance-standard format
  • We can meet your adjuster on-site

What We Inspect

A complete inspection covers every part of the roof system, not just the shingles you can see from the ground. We get on the roof and check every component methodically.

  • Shingle condition and granule loss
  • Flashing and valleys
  • Ridge caps and hip ridges
  • Soffit and fascia
  • Gutters and drainage
  • Attic ventilation
  • Chimney and penetrations
  • Any visible structural issues

What You Receive

Every inspection ends with a clear, written report you can keep, share, or use with your insurer. No verbal summary that you'll half-remember the next day.

Written report with findings

Clear summary of every area inspected with notes on condition.

Timestamped photos of every area inspected

Visual evidence of current condition. Invaluable for future reference and insurance documentation.

Severity rating for each issue

We rate each finding clearly: Minor Monitor Fix Soon Urgent

Estimated cost to repair (if needed)

Written estimates for any work identified. No vague "we'll need to look into that."

Insurance-ready documentation

For storm inspections, the report includes everything your insurer or adjuster needs to process your claim.

Why Regular Inspections Matter

A typical asphalt shingle roof lasts 20-30 years with proper maintenance. But Texas heat, intense UV, and frequent hail events accelerate wear significantly. Roofs here age faster than the national average.

Many small issues - a flashing gap, cracked caulk around a vent, a few shingles with lifted edges - cost $100-300 to fix when caught early. Left alone, the same issues can cause $5,000 or more in water damage within a single storm season.

An annual inspection is the cheapest insurance you have against a major, unexpected repair bill. Most homeowners who've had a roof leak wish they'd had it inspected 12 months earlier.

Common Questions

What homeowners typically ask us before booking an inspection.

How long does an inspection take?
Most inspections take 45-90 minutes depending on the size and complexity of the roof. Larger homes, steep pitches, or roofs with multiple penetrations (chimneys, skylights, HVAC units) take longer. We'll give you a realistic time estimate when you book.
Do you inspect metal roofs?
Yes. We install and repair both metal and asphalt shingle roofs, so we inspect both. Metal roof inspections focus on panel seams, fasteners, flashing, paint/coating condition, and any evidence of oil-canning or panel movement. All the same deliverables apply - written report and photos.
Can I use your report for an insurance claim?
Yes. Our storm inspection reports are written to include all the information insurers and adjusters require - a clear damage inventory, timestamped photos, and written descriptions of each affected area. We can also meet your adjuster on-site if that's helpful for your claim.
What if you find something wrong?
No pressure sales. We give you the written report and a written estimate for any work needed - then the decision is entirely yours. We're not in the habit of manufacturing urgency or inflating issues. If something is minor and can wait, we'll say so. If something genuinely needs attention soon, we'll explain why clearly.
